Obtain fully executed purchase agreement
Collect Earnest Money Deposit (EMD)
Prepare escrow instructions and pertinent documents (Statement of Information, HOA if applicable, Grand Deed, etc)
Verify legal and vesting of current owner
Open title order
Order and review preliminary title report
Obtain signatures
Obtain new lender information
Request loan documents
Review files to determine that all conditions have been met and all documents are correct and available for signatures (termite inspection, contingencies are released, insurance ordered, additional documents have been prepared)
Clear title: tax, lien, judgement, etc
Forms required: Buyer – Preliminary Change of Ownership Report
Seller – 1099 input form
Buyer – Vesting form
Seller – Trust Certification (if applicable)
Buyer – Insurance and new lender information
Obtain funds in a form of a wire transfer
Review all lender conditions with Buyer during doc signing
Order recording
Close file, prepare statement and disburse funds
